This may include talking with a previous owner or current tenant, researching the building’s prior use(s), and hiring a professional to perform an inspection and environmental testing.

A Phase 1 ESA involves extensive research of the history of a location, building and neighborhood. The Phase 2 ESA involves testing the structure and grounds for any evidence of contamination. This step in the process can help to either confirm or refute the findings from the initial Phase 1 ESA. During a Phase 2 ESA, the consultant may test the soil, air and groundwater for potential contamination.”
