The U.S. Environmental Protection Agency (EPA) recently cited the building owner of a Salt Lake City apartment complex for allegedly failing to notify tenants of lead-based paint hazards on the property. The company has agreed to pay a penalty of over $74k and modify its lead disclosure practices to settle allegations that it violated the Residential Lead-Based Paint Hazard Reduction Act, Title X.
Title X ensures homebuyers and renters of most housing built before 1978 have the right to know whether lead-based paint and associated hazards are present before signing a contract or lease. It is meant to protect families from exposure to lead from paint, dust, and soil. Sellers, landlords, property managers, and real estate agents are all responsible for compliance.?
“Unfortunately, many homes and apartments built prior to 1978 still have lead-based paint hazards on the inside and outside of the properties,” said Joe Frasca, Senior Vice President of Marketing at EMSL Analytical, Inc. “EMSL Analytical, with lead testing laboratories across North America, provides environmental, material, and industrial hygiene testing services for lead, asbestos, and other regulated materials. We also offer sampling supplies, easy-to-use test kits, air monitoring instruments, and personal protective equipment to protect building occupants. These same resources can be instrumental in helping companies comply with health and safety regulations to avoid costly penalties.”
